- The water is dealt with before anything else. EPA is blunt: strip out the mold but leave the moisture and it returns. On an ice-dam or burst-pipe job that means the failed roof detail or the split supply line gets repaired — not just the ceiling that happened to stain.
- Containment is scaled to the area. EPA puts the rough dividing line near ten square feet; past it, expect sealed-off containment — limited up to roughly a hundred square feet, full containment beyond that — so the spores kicked loose during demolition stay inside the work zone.
- Negative air, run through HEPA. Holding the contained room at lower pressure than the rest of the house, with the exhaust filtered, is what keeps disturbed spores from drifting into the living space while material comes out.
- Soaked porous material is removed, not "treated." EPA does not back routine biocide spraying, and even dead mold can still set off allergic reactions — so waterlogged drywall, carpet, and insulation come out rather than getting misted and sealed back into the wall.
- Nothing is painted over. Coat live growth with paint or caulk and it peels while the colony keeps working underneath; EPA warns against the shortcut by name.
